In order to legally take possession of a specific piece of real estate, the recorded deed will contain a legal description. Briefly describe each of the 4 currently accepted methods used to establish legal description. (This should not be a simple list but a brief description.) Answer:

The four established methods are:

a. Monuments: This method of land description is very old and least accurate, in this method with the help of monuments like trees, lakes, river streams, boulders, any building used to describe the boundaries of the piece of the land.

b. Metes and bound: In this method, the geometric dimension of a piece of land is used. Metes mean the length or measurement of the land and bounds are used for the direction and location with respect to other identified monuments. Such a system as well defined point of beginning and without it is considered to be defective.

c. Government Survey: Usually this method is used for a large piece of land wherein the government does the survey of the piece of land in and dives it's in checkboard shape where the identified lines run 6 miles apart.

c. A lot, block, and subdivision: This method is even suitable for the small piece of land wherein each piece of land is divided into clearly measurable lots, blocks, and subdivisions with its respective measurements and boundaries. Such lots are recorded in the local government documents which facilitate the sales of such a piece of land.

The lot block and subdivision method is best to legally describe even a small piece of land and has less ambiguity than other methods.
