Answer -1) The first step will I take before meeting the realtor is to talk to the members of neighborhood association and sought out all the problems. Asses the situation and try to convince them to be in favour of the college either by hook or cook. As they are the members of the association ,there influence will be more significant on the house owners. After that I will personally go and visit the home owners, and will try to loosen their minds from the various rumours spread in the market and talk to them that their homes will be of greater use as it being given to college students who are the next generation of millennials. This will create person relationship with the owners and it will also make my task comfortable to talk to the realtor.

Answer -2)The perspective of the house owners now is that the college being a big institution , wants to seize their property at a lower cost and they also have a perception that college going students are young blood ,so they won't be able to take care of the house. The perspective of the realtor is that he/she will be offered a very less price and he/she has to negotiate a lot to get the right price. My perspective will be that the realtor will give a huge price and some terms and conditions as well which I would have to negotiate very politely.

Ans -3)The interest of the home owners is to get a good price for their homes and some rules should be made by the college , so that their properties could be safe and well maintained. The interest of the college is to get the 2 houses at any cost because all the other houses are very far and expensive.

Answer -4) Before solution I want to point out one thing that

THE HOMEOWNERS OR THE REALTOR DO NOT KNOW THAT THE COLLEGE WANTING THIS 2 HOUSE IS THEIR TOP PRIORITY and so the negotiation is to be done where both the parties can meet at a price which is useful for both the house owners and college. The college has to play a hard ball and should not reveal the priority fact as this will lead to realtor taking advantage of this situation and naming any Extra ordinary price.
