The listing agent should get into an exclusive right-to-sell listing agreement. It comprises of a clause that permits an agent to receive a commission if the property is sold after the listing has been expired or canceled. It will allow the agent to obtain the commission on the property sold. However, the clause is applicable when the same buyer who was familiarized to the property by the agent purchases it after the listing has been expired.
