Given ROI is 4% p.a. compounded monthly and investment commences by 1st June 2019 (Assumed).

The timeline of events is as under.

The sum of present value of future cash flows gives the total investment required on 1st June 2019 i.e.) 101,140.

For monthly compounding, present value is calculated using formula PV = CF / (1+ intrate / 12)^MonthNo.

MonthNo starts from 76 and ends with 183, i.e) Sep 2025 and Aug 2034

Please note the discounting was done on monthly basis on cash flows. Due to space constraint, annual cash flows is shown.
