You can refinance the outstanding principal by taking out a new 30 year, fixed rate (3.28%) loan. What is your new monthly payment? how much TOTAL interest will you pay for your original $200k loan? What are the pros/ cons of refinancing? Print out enough of your spreadsheet to defend your work and answers.
