The traditional common law concept of the landlord-tenant relationship was that the landlord's obligation was simply to stay off the property and the tenant's obligation was to pay rent. 1. General Repairs and Maintenance such as Water rates, Council tax, electricity bills (If paid by you as landlord), Insurance (Landlord policies for buildings, contents etc) should bear by landlord.
2. Most of the cases the conflict will arise for Repairs and Replacements, unforeseen Payment delays, Subletting and Leaving the property in unhabitual condition. Agency or Property Manager should co-ordinate both of them for the above mentioned cases otherwise agency has to suffer especially in the case of landlord staying abroad.
3. Nowadays more online websites offers free service to connect both Landlord and Tenant (E.g No brokers, Right doors etc). So the agency relationship has stared declining as well as brokerage & one time fixed commission cost has been reduced.
4. In my opinion, it is "win win game" or "Mutually Benefitted" for both tenants and landlords.
