The theoreticel PI would come out to be 8.20.
To calculate the pI, start with the lowest pH ex 1. calculate the net charge on the peptide on that pH. Then move the pH above the next pka but below the pka of the group next to it i.e in the middle. keep on doing this until you reach a net charge of 0. Then take the pka of both sides i.e higher and lower of that pH and divide it by 2 and you will get your approximate pI.
