since last 12 bits are all 0. maximum number of address that this subnet can handle is 2^12 = 4096.
out of which one address is used for network address and one more is used for broadcast address.

so, maximum number of valid hosts that this subnet with mask of 255.255.240.0 can handle is 4096-2 = 4094.
