Geographic Cost Modifiers
Review the Geographic Cost Modifiers section of the textbook “BNi general construction costbook”. The cost presented in this book attempt to represent national averages. However, costs vary among regions, states and even between adjacent localities. List the cost multiplier for the city or town that you currently live and discuss why you believe the multiplier is higher or lower than the national average.
Homework Answers
The national cost multiplier in January 2009 was assumed at 100.
However in cities like Denver and Chicago the cost multiplier has been 90 and 95 respectively which means 10% and 5% lesser respectively . These multipliers are lower because of following reasons:
- Lesser accessibility to tourism
- Lesser recreational zones
- Excessive areas under environmental legislation
- Low density of population
- Least number of people in high quintile income groups
- Lesser availability of high class restaurants and malls
- Lower connectivity to waterways and less development in infrastructure
