N = 23, PMT = 11.5% x 1000 = 115, PV = -1,375.50 x (1 - 2%), FV = 1,000

=> Compute I/Y = 8.11% is the before-tax cost of debt

Cost of preferred = Dividend / (Price - Flotation) = 3.6 / (42.16 - 0.35) = 8.61%

Cost of equity = Rf + beta x (Rm - Rf) = 2% + 1.3 x (8% - 2%) = 9.80%

WACC = wd x rd x (1 - tax) + wp x rp + we x re

= 16.4% x 8.11% x (1 - 35%) + 8.0% x 8.61% + 75.6% x 9.80%

= 8.96%
