Real estate market can never be considered an efficient capital market as there is no formal market mechanism for the buyers and sellers to meet and there is lack of information on both sides due to the structure of real estate market. An efficient market is one where all the available including private and public information is reflected in the price of the asset. However, this is not entirely true as some amount of private information is always hidden in a real estate market.
