Answer #1

(1)

Annual appreciation rate = (250,000 / 100,000)(1/11) - 1 = (2.5)(1/11) - 1 = 1.0869 - 1 = 0.0869 = 8.69%

(2)

Number of quarters = 4.5 x 4 = 18

If nominal quarterly interest rate be r, then

16,135 x (1 + r)18 = 25,310

(1 + r)18 = 1.5686

1 + r = (1.5686)(1/18) = 1.0253

r = 0.0253

Effective annual interest rate = (1 + 0.0253)4 - 1 = (1.0253)4 - 1 = 1.1052 - 1 = 0.1052 = 10.52%
