Answer to 7 :

There are mainly three Govt. restrictions on the use of property. They are zoning, environmental hazards and public easement.

Zoning means restricting the use of the property to residential, agricultural, industrial or commercial purposes. Also the size and height of improvements have restrictions. For example, zoning can limit the maximum height of buildings in an area regardless of the type of construction allowed.

Environmental hazards talks about the restriction on dumping toxic wastes from the property, using lead paint etc. Example- restriction on what materials can be stored on the property.

Government use 'easement and right of way' laws to regulate access to other property, provide for roads and sidewalks and to enable installation of electric/gas/telephone lines. Example- a portion of real property may need to be open for others to use.
