If two or more persons agreed upon an act that is legally enforceable, then such agreement becomes a Contract.

It needs to be in writing.

This is the sale of real estate, which is stated to be in writing by law, because a substantial amount is involved there. As the amount ($1,000,000) is high, the contract needs to be more protection. Parties involved there should be in safer side if it is in writing.

2.

This is not required to be in writing.

As per the law, if a contract lasts for more than 1 year (= 12 months) then that contract needs to be in writing. Here, the contract lasts for 11 months; therefore, it doesn’t required to be in writing.
