Bid rent analysis: It is a theory related to geographical economics that refers to the demand and price of the land changes as per the central business circle. For example, land in the city center has a high demand for the price when compared to remote locations. It differentiates the land users from one to another land depends on the closeness of the city range. This theory depends on the area of accessibility and usage of land which is more profitable for the business.

Pros and Cons of the Zoning policy designed to enhance the effectiveness of city centers by using bid rent analysis:

Zoning is the process of division of land into multiple subparts and restricted or permitted to certain usage of land for various operations. It is the common process to divide the land accordingly by urban city development authorities due to the large extent of area covered in single occupancy of livelihood. Areas of land are divided by permitting or prohibiting certain operations by using the land.

The major advantage of zoning is to divide the usage of land by preventing the new development from interfering with the existed area. However, it is not that much efficiently worked because of local Government abjections. The zoning process can be compelled by city planning authorities who may include local politicians unofficially. Zoning policies includes the regulation of all kind of activities must be acceptable by public and private sectors like commercial, business, agriculture, and residential usage of land. Zoning policy divides the land according to the density of population and which may contrast to low and high-density volumes like the height of buildings, no parking restrictions, industrial usage etc.,

According to zoning policies, different types of zones divide the land in a particular way. For example, Land use Zoning, in which residential usage contains sleeping units like hotels, boarding houses, motels who are permanent in nature. Population range for certain zones depends on the density and economic structure of that area. Likewise single use zones are also includes in the zoning policy for example, industries, organizations and manufacturing units have separate zones according to bid rent analysis.

Disadvantages of zoning policy include environmental pollution, urban decay, racial and socioeconomic segregation, negative effect on the economical development and reduce the quality of life. Large extent of land used for industrial purpose may affect the health of people and urban development is also impossible due to poor and rich differences even though zone is developed but not livelihood. Zoning policies effect poverty cycle and chronic under funding in some communities. Critical usage of land to different extents lead to urbanization transport issues, hence single zoning and land used zoning have same extent of advantages and disadvantages
