1) As arrival of Wealthy people, the society gets advanced and there are facility of everything.
2) The education level in schools and colleges gets upgraded and of better quality.
3) Crime rate also gets reduced because people are more sensible and educated.
4) The structure of the area or city gets changed due to construction of new building, restaurants, hotels and malls. Overall infrastructure gets changed.
5) The value of property increases and levy of tax which is good for economic development.
Following are the "cons" of gentrification: -
1) The benefits enjoyed by new arrived people disproportionately.
2) Reduction in racial diversity, white people push others out.
3) Public safety gets better but not for black people.
4) Gentrification can also cause force homelessness and police violence.
5) As value of property increases, middle class ot poor people can't afford accommodation.
Gentrification is controversial because it can give rise to racial issues. There are different perspectives of different people on gentrification. Some experts say that gentrification is good for the development and economic growth. whereas, some professionals says that it has adverse effects on society as well as on people.
