When the goods are sold, the acquiring or manufacturing cost of the product that the company sells is directly included in the cost of the product which includes the cost of material, cost of labour and manufacturing overheads.

Here, utilities of manufacturing equipment is considered as cost of manufacturing overheads which directly effects the cost of the product nd is to be expensed as cost of goods sold.

Since, rent of office space, salaries for janitorial services in office space and depreciation of office computer comes under selling, general and administrative expences which indirectly effects the cost of the product and cannot be included in the cost of goods sold. These expenses comes under operating expenses which is not included in the cost of goods sold.
