Interest rate = 5%

Interest rate per month = 5%/12 = 0.4167%

Time to maturity = 30 years = 12 x 30 = 360 months

Principal repaid till the end of year calculated using CUMPRINC formula in excel = CUMPRINC(rate, nper, PV, start_period, end_period, type) = CUMPRINC(0.4167%,360,200000,1,12) = (2,950.73)

Loan amount = 200,000 - principal repaid in year 1 = 200,000 - 2,950.73 =  197,049.27

Interest rate = 5% + 2% = 7%

Interest rate per month = 7%/12 = 0.5833%

Time to maturity = 30-1 = 29 years = 12 x 29 = 348 months

Principal repaid till the end of year calculated using CUMPRINC formula in excel = CUMPRINC(rate, nper, PV, start_period, end_period, type) = CUMPRINC(0.5833%,348,197,049.27,1,12) =  (2,168.37)
