Construction Project Management - Canada
In a Subcontracting and Procuring for a construction project, I'm a General Contractor, and I have to choose who is going to be the subcontractor.

And what works I need to subcontract (outsource) or which ones are in house.
I need to mention the most appropriate types of contracts and justify why that contract is appropriate for that type of work.
This should be in the form of a case study for the project.
And it's important to specify the WBS for work.

Answer:

The subcontractor for the project of construction of house includes plumber, electrician, lawn mower, painter, interior designer, architect and structural engineer. All of them will be subcontracted if they are not available in house.

A contractor needs to subcontract all those work for which he does not possess all the needed resources. The major works that are subcontracted are:

1. Procurement of materials for the construction work such as sand, bricks, grits, cement, interior designing components’, etc.

2. Works such as plumbing, electricity wire layoff and other electrical works, painting, arrangement of things.

3. Garden maker and designer

In-house works of the contractor includes construction works such as plastering, roof laying, wall building, etc.

In case of the construction works, most of the contracts are simply of the offer and acceptance type where there are little need of making the contract in writing for the works that are less in scope and the project that is limited in size. However, for the project that is sufficiently bigger in size, contractor needs to have written contracts with the subcontractor as for the works that are larger in scope, breaches of contracts are common. Moreover, larger contracts involve higher amounts of money in the transaction process and for large amount of money; it is advisable to have a written contract with all the considerations related to the project. Both the contractor and the sub contractors are required to sign over the contract agreement which has the standards and schedule for the performance of the work in the project.
